The Spider’s Web
An Easy Listen/Read version of this article is available.
This page intends to bring to light the entire operating procedure, of what should be called the Moorview Care Group of companies, but connections, a lack of transparency and obscurity hide the fact that all the companies are connected. I intend to prove beyond a reasonable doubt that these companies are all joined at the hip.

Introduction
Moorview Care’s website states it does not provide accommodation directly:
“Moorview Care works alongside social landlords to offer safe, comfortable housing that supports different levels of independence. While accommodation is not provided by Moorview Care, we offer guidance and assistance to help people manage their tenancy and maintain their home with confidence.” (now deleted from Moorview site)
However, as you’ll soon see, this statement is, based on publicly available data, a gross misrepresentation.
Seemingly abandoned/incomplete pages on Moorview’s website shows they have “50 homes”, including properties in Hull (‘Self Contained Flats’ Faith House, Ings Road), Whitby (‘Shared House’: George Street, Prospect), Scarborough (‘Shared House’: Gladstone 24, 36). These pages have now been edited/deleted, but they remain in several archives, including my own.

Overview
The best overview I have found for how these companies are linked together is from Planning Application 23/00819/VAR from Derby Council in 2023 for 16 Pastures Avenue when they wanted to exit the Derby care market and remove one of the restrictions granted to their planning permission.
“The original planning consent was granted for supported living accommodation for up to 5 individuals, with condition No.5 limiting the scheme to be operated only by the Alex Hogg Memorial Trust (AHMT), a housing association (Leaseholder), Supported Living PropCo (Freeholder/Head Landlord) and Moorview Care (Care Provider).”
They argued this was a restrictive provision, but they only argued this because Moorview Care was no longer going to operate in Derby and was transferring the care in this facility to another company, FitzRoy.
They were happy with the original provisions granted on 2021-06-03 in 21/00553/FUL until they wanted to exit the Derby market. It is unclear if Supported Living PropCo Ltd still own this facility, although no sale is registered with the UK Land Registry.
It is also interesting one of the public objections to 23/00819/VAR stated “There was no communication with residents prior to the change in management.”
The Layout
Alex Hogg Memorial Trust – Leaseholder
Supported Living PropCo – Freeholder
Moorview Care – Care Provider
They argued it best in 23/00819/VAR
In the supported living care model there is a distinct legal split between the accommodation provided to the individuals living at the scheme, for which they have a tenancy agreement and for which they pay rent to the housing association, in this case Alex Hogg Memorial Trust. The Alex Hogg Memorial Trust leases the building from a head landlord – Supported Living PropCo Ltd.
The care and support provided to the individuals are contracted under an entirely separate legal agreement via a care provider and the local authority. In order to put the person receiving support at the centre of and in control of their support planning, they (or their representatives) have the option to choose which care provider they are supported by.
Given this, if the companies are all so intimately connected (which they are), they do not have any publicly available rental data showing prices/availability/current market, this would represent the exact condition that these legal provisions seek to avoid. If you have your social care provided essentially by the same company that is your landlord, that represents an absolutely gross conflict of interest.
I’m not even sure what the Alex Hogg Memorial Trust is even doing in the middle of this. Their financial records seem to have money spent almost exactly matching income. I won’t be one to speculate on this, but an accountant should definitely look into this group of companies and check for any signs of ‘creative accounting’.
So, they’re the same directors, same accountants, same registered address, same principal office address, same people with significant control and the same web hosting stack. It’s the same picture!
All these companies are incredibly tight lipped about their turnovers (they’re all missing from company filings). However, even based just on tangible assets, this says they have £8.709 million in fixed/tangible assets (like property).
Moorview’s website in March 2016 said, “Moorview Care has recently acquired a site in Hunmanby near Scarborough. Barclay House will be developed into a 5 bed space for those that have more complex needs and require nurse-led specialist care on a 24-hour basis.”
In 2021 they said “We have grown our services organically and now have 17 locations” on their website.
In Jan 2024, they changed it to “We’re family-run and have been established for almost 20 years. We have grown our services organically and now have over 15 locations across the North of England.”
Hmm. Over 15? Well. I found 19 properties, so far…
Properties owned by this series of companies
(from available public data)
Table Notes
[1] ‘Category B: Additional Price Paid entry’. This could be due to a variety of reasons, such as the sale being a buy-to-let purchase, a repossession, or a transfer to a limited company. When Land Registry suspects that a sale does not reflect full market value (e.g. part-ownership or right to buy), these transactions can be flagged as well.
Entries with question marks are either unknown, or partial entries.
The Assets we’ve not found yet
From this table, if we put them all into a property inflation calculator set for the North East with the purchase date, and add them together, this gives us a naive figure of £6.16 million bringing them all to 2025 prices. Given the current company fixed assets total £8.7 million, we are still missing around £2.5 million in assets. We know there’s two missing entirely, Holly House and George Street. I managed to find where the Gladstone properties are located and the purchase prices, but there’s still some missing fields in the table.
Planning Applications
So, even from this list of publicly available properties, there’s a lot of overlap of addresses, and companies that are responsible. If you look into the planning applications, you will often see that for SLPC properties they are requested by an agent of Moorview Care, such as:
26/01713/AMENDS for 38 Avenue Victoria, which was “Non material amendment to internal alterations in relation to SCAZF24/00791/FL” by applicant Mr Neil Franklin, Moorview Care, 13 Museum Street, York, YO1 7DT and was approved 2026-07-24.
Alternatively, if you’d prefer 21/01541/FULL, for 723 Beverley Road, “Change of use from GP Surgery to supported living accommodation for up to 5 individuals with associated internal and external alterations, landscaping and servicing.” by applicant Mr Neil Franklin, Supported Living PropCo Ltd, 13 Museum Street, York, YO1 7DT and was approved 2023-06-02
The payment receipt for this planning application was issued to Neil’s Moorview email address, and the flooding risk assessment was written on Moorview’s own template by Luke Storry on 2022-06-28.
These of course are not the only entries I have found, but now they are all archived.
Conclusion
This isn’t the 50 properties as asserted on Moorview’s website, but from publicly available data, it paints a very clear picture. The care company, the landowner, and the letting agent are all the same people.
There are no public (current or historical) records available for any of these properties/facilities for how much the Group Of Companies would charge for their housing, so it is impossible to know if they are overcharging or ripping off their clients. SLPC’s website has been “Coming Soon” since 2021.
Most employees across this group of companies work for Moorview Care Limited. In the last accounting period this was approximately 345 people. Out of all the rest of the companies, the most employees any of them has is 4. Any of the work undertaken is likely done by Moorview Care Limited.
Most of Moorview’s employee reviews call people ‘tenants’ too, so even internally there isn’t a distinction known between all 6 entities. Do any of the staff even know it’s set up like this, to obscure the connection?
I would like to know if anyone is living in one of these properties without Moorview Care support. I expect if they did not have Moorview Care, they wouldn’t be living there at the end of whatever tenancy contract they have. Given the contract with the local authority for care is optimised for the company’s benefit, I expect (but don’t yet know if) their tenancies are month to month (‘rolling contract’) after the initial contracted rental period.
Given Moorview dismissed my care, it’s a very real possibility, if I had been in a Moorview/SLPC/AHMT property, this would have also likely resulted in me being homeless, due to the serious conflict of interest this company group represents. I urge any legislators and investigators to use your powers to gain access to more data than is available to me in public repositories and investigate fully. I can highlight the conflict from publicly available data, yet there will be so much more available to you which I cannot access.
